ONCE UPON A TIME...

Oceanside International Real Estate was established in 1986, in Los Osos California, and has had its doors open to clients, full time, ever since.

'ONE STEP FURTHER' MARKETING:

Statistics have consistently shown that a large percentage of the most qualified Buyers for property in San Luis Obispo County are found in larger metropolitan areas. San Luis Obispo County does NOT have a large income base. These statistics have led Oceanside International Real Estate to market County-wide properties to OUT OF AREA Buyers.

In 1986, Internet did not exist, as we know it. In search for out of area Buyers, Oceanside International Real Estate:
1) Joined major Multiple Listing Services from where Central Coast Buyers come from, such as Huntington Beach, Los Angeles MLS. The Broker, Sandra Bean, attended out of area Realtor meetings and announced commission offers to thousands of Realtors. Business poured in the doors when the real estate market was otherwise, in SLO County.

2) Hired a Newscast Reporter and a pilot with private plane, to take professional aerial videos of all four areas of SLO County. Then, Oceanside International purchased professional editing equipment, and produced video tapes that included current property listings amongs professional scenic shots of different parts of the County. Sign riders were printed and placed over for sale signs, advertising free scenic video tapes. RESULTS: Some properties were sold, sight unseen, to Buyers from out of the area.

'ONE STEP FURTHER' MARKETING AND CONVENIENCE FOR BUYERS:

3) Maintained a County-wide Profile. Buyers that come from other areas don't always know which area of San Luis Obispo County they will be interested in investing in. At that time, our local Multiple Listing Service was not united. There were FOUR major Multiple Listing Services:

1) North County-
Paso Robles and Atascadero MLS were separate, but worked together as one

2) South County (all coastal SLO County from Avila to Nipomo)

3) San Luis Obispo (city & surrounding area)

4) Scenic Coast (North Coast, San Simeon to Los Osos).

Oceanside International Real Estate joined ALL four local Multiple Listing Services and was able to show ANY property in San Luis Obispo County to clients. This way, the Buyer did not need to be referred to another Realtor to be shown properties in outlying areas. This feature was also convenient for local Buyers that were relocating from one area in SLO County to another. The fact is, if you are referred to several agents, you have to train each agent to know what you like and what you don't like.
Even though it is impossible to keep abreast of the Real Estate Market Countywide, with advance notice, and knowledge of what the Buyer likes and dislikes, an agent can preview and study properties within a desired price range, in advance, to provide a Buyer with the most targeted showings, within the shortest period of time, and least inconvenience to the Buyer.

RESULTS: Some Buyers canceled appointments with localized Realtors and purchased property through Oceanside International RE, due to the convenience of being able to see properties county-wide in one singe weekend.

4) Used a toll free number in all signeage, ads and printed materials, to aid in attracting calls from out of area Buyers. RESULTS: Buyers from out of area call Oceanside International Real Estate before calling toll numbers, to ask about Oceanside International Listings as well as about properties listed with other Brokers.

'ONE STEP FURTHER' MARKETING AND CONVENIENCE FOR BUYERS, WITH TODAY'S TECHNOLOGY:

5) As technology evolved, and the Internet communication became more popular, Oceanside International RE learned how to program HTML language, to be able to expose listed properties and information in behalf of Buyers and Sellers before it was common to do so. Today, knowledge of HTML allows Oceanside International Real Estate to upload and send information to out of area Buyers in seconds. Oceanside International Real Estate uploaded websites into popular browsers and search engines, and joined CAR's Internet efforts 'One Step Ahead' of most other Brokers in the area. RESULTS: Properties were sold sight unseen to Out of Area Buyers in the Central Coast, AND Out of Area Properties were exposed AND sold to qualified Buyers from Oceanside International's local Los Osos location.

6) Evolved with the latest technology in making documents and contracts available to Buyers and Sellers worldwide, via Internet mediums and e-mail.

7) Found a niche in the Exposure of Real Estate in San Luis Obispo County and other parts of the world, to be able to provide a 'ONE STEP FURTHER' link to Buyers and Sellers anywhere in the world, within seconds, with all types of media.

8) Can communicate in certain foreign languages, to make it more convenient to provide ONE STEP FURTHER service to Buyers and Sellers, locally and from overseas. As the market changes, and the growth of Internet demand increases, so does the demand for Oceanside International's ONE STEP FURTHER service.
